The project.
A 25,000 m2 site formerly home to the Kunsthaus Tacheles was to be turned into a new quarter comprising high-quality residential areas, spaces for trade and commerce, one or more accommodation facilities, a cultural centre and possibly also restaurant facilities. The clients wanted the new development to connect clearly with the history of the legendary luxury department store and art gallery previously housed here. An urban planning concept put together by the Swiss architects Herzog & de Meuron and establishing the framework conditions for the development of the new quarter was presented to the Berlin authorities.
Our analysis of potential recommended that the vibrant new neighbourhood include two tourist accommodation establishments providing guests with immediate access to the area's activities and facilities, and enabling them to experience its special sense

of community as well as its rich culture and tradition. One of the establishments should be more minimalist in style, appealing to the urban nomad type; the other more luxurious, catering to the needs of international guests tending to carry more luggage and travel in larger (family) groups. Both should both convey a lively and welcoming spirit, but also offer tranquillity and relaxation. A clear urban vibe thanks to a prime downtown location in Berlin’s Mitte district combined with idyllic natural scenery - something also typical to Berlin. Courtyards, urban gardening, roof terraces.
